This page lists what the calculators do and do not account for, so you can judge how much weight to put on a result.

Estimates, not quotes

Every figure produced on this site is a model output, not an offer. A mortgage payment from this site is not a Loan Estimate. A tax figure is not a return. A retirement projection is not a forecast. Actual amounts are determined by lenders, servicers, tax authorities and markets.

What the calculators assume

  • Fixed interest rates for the entire term of a loan. Adjustable-rate loans are not modelled.
  • Constant rates of return in every projection. Real markets produce volatile, occasionally negative, annual results.
  • No fees, expense ratios or trading costs inside investment projections unless a field explicitly asks for them.
  • Federal tax only. State and local income taxes, credits, itemized deductions and the alternative minimum tax are outside the model.
  • On-time payment in full every period. Late fees, penalties and default scenarios are not modelled.
  • No inflation adjustment except in the inflation calculator and where a projection explicitly offers a today's-dollars view.

Tax figures

Tax brackets, standard deductions and contribution limits reflect published federal figures for the tax year named on the page. They are updated when the IRS releases new numbers, but a page can be out of date between the publication of a new revenue procedure and the update to this site.

These tools do not prepare a return and cannot account for your full financial picture. Do not use them to complete or check a tax filing without confirming the figures against the IRS instructions for the relevant form.

Lending and credit

Nothing here is an offer of credit, a pre-qualification or a pre-approval. Approval decisions, interest rates and terms depend on the lender's own underwriting, your credit profile and documentation that this site never sees.

Investment projections

Projections of investment growth are mathematical illustrations, not predictions. Historical returns do not indicate future results. The value of investments can fall as well as rise, and past performance is not a reliable guide to future performance.

No professional relationship

Using this site does not create a client, advisory, fiduciary or professional relationship of any kind. For decisions with meaningful consequences, engage someone qualified who can review your specific circumstances.
